If there is someone better than Gary Royals, then I applaud them. Gary worked hard for me from the start. He was always honest and up front about the houses. He was patient and understanding when I had questions or doubts about a house. Gary talked me through all aspects from start to finish and helped relieve any surprises. He helped me understand the closing and paperwork needs as much as my bank did. He helped every party involved stay on task and I truly believe I wouldn’t have closed on time without his help. Gary is amazing. We were very picky in the home buying process but he made sure that we were still aware of possibilities that we may not have considered. Gary taught us that that's important in this process - not to disregard any prospect. Yes, we had to learn that not every home is going to be 100% perfect. We learned that after seeing so many houses and after Gary kept drilling that to us --- but it's a lesson we will always remember now thanks to him.

We found Gary after doing a Zillow search for realtors that had sold recently in our area, knowing that we really needed to find someone who had recent experience selling at our price point in our area. I spent almost 2 years looking for our next right home and Gary was right there with me the whole way. His real estate knowledge is impressive; but even more he listened to me and what I was looking for, and he was very nice and understanding with my 3 turned 4 year old child. We had many issues with the seller of our home including a flood in the basement the week before we were supposed to close and if that wasn't enough, my husband and I were out of state on vacation. Gary took care of literally everything including negotiating new carpeting in the basement as everything got soaked. We were also in a situation where we had to put our house on the market within 48 hours of putting in an offer on our current home and Gary once again got it done with pictures. Gary knows the business.! You can tell that Gary is not doing this just for the money, but to educate first time homebuyers and also to show the experienced ones things they may not have known. Gary's expertise in real estate is something we have held as a standard. In the year we took off from being serious in looking, we did look at a couple houses here and there - and we saw such a HUGE difference comparing a great agent in Gary to the far less superior ones. He is 100% professional and handles everything with care for his clients. Gary is the nicest realtor we were in contact with during our time trying to find a home. He is patient enough for you to ask all the questions you have and knowledgeable enough to give you all the information you would need to make the right decision for you on a home. The level of attention to detail he gives to each home we showed interest in is unparalleled. Information we didn't think we needed was presented to us by Gary and that goes to show the level of detail and commitment Gary has in helping each client make the right decision. He is always on time to appointments (mostly early) and he makes sure we were comfortable enough to use the information he gave us in making our own decision on a house. Of course he needs his pay in this process, but it's not all about the money for Gary (more than I can say about some realtors we've dealt with) but the time and education you get in choosing this home and possibly the next. In the long haul, we saw A LOT of houses, but we had minimum contact with agents other than Gary - and that's because Gary is a one stop shop. You get everything you can ever ask or need with Gary. Not to bash other agents, but Gary just knows what he is doing and he makes sure to have all the information you need in front of you to make a sound decision in buying a home. We've learned a lot from Gary in buying our first home that will be used for years to come. We were lucky to have an agent that didn't pressure us into getting the first home we saw, otherwise we wouldn't have ended up where we are so happy. We've learned that buying a home is huge investment, so makes sense to invest in a really good agent to get you there. Working with Gary was a great experience. He has been a realtor for many years and showed he had the knowledge of an experienced realtor with amazing organizational skills! I am so thankful that one of our friends recommended him because he made our house buying experience way easier than I was expecting. As first time buyers, we had a TON of questions and Gary answered all of them, usually by the end of the day. He showed us as many houses as we wanted to see and worked with our schedules for when we could see them. He was very accommodating and very personal. He made a point to understand you and what you were looking for so that he could best help you. It was a truly great experience. I'm a little worried about moving many years from now and having to find a new realtor, because it will be hard to match this experience. One thing that I found especially great about Gary was that he didn't just show the houses. He gave his genuine, honest opinions on each house. He would explain how different things could affect the resale value of the homes, such as retention ponds, lot shapes, age of roofs, etc. He had a list of things for us to keep in mind when looking at houses that could end up being big expenses in the near future like the age of A/C units, heaters, and roofs. All of these were not things I would have thought about before we had him helping us find our house. The last thing I would like to mention is that Gary's negotiating skills were on point. He always kept us in mind when negotiating with sellers and when helping us determine what our offer should be on a house. He was able to help us get our house under the asking price and under what it turned out to be appraised for too!
